Owner Notice – Lease Submission Requirement (30-Day Grace Period)

 


Dear Homeowner,
The Board of Directors of Legacy at Stoney Creek Homeowners Association, Inc. has
adopted a new rule requiring the submission of lease agreements for rental properties
within the community.


Effective March 1, 2026, all Owners who lease their homes—whether directly or through a
rental management company—must provide the Association with a complete, executed
copy of the current lease agreement.


To allow sufficient time for compliance, the Board is providing a thirty (30) day grace
period from the date of this notice. During this grace period, no fines will be assessed.
After the grace period expires, failure to submit a required lease will result in enforcement
action, including fines and possible legal referral, as permitted by the Association’s
Governing Documents and Georgia law.


Required submissions include:
• New leases
• Renewals, extensions, or amendments
• Leases managed by rental or property management companies


Fine Schedule for Non-Submission
Failure to submit a required lease constitutes a continuing violation and shall result in the
following fines:
 Initial Fine: $100 if not received within ten (10) days
 Continuing Fine: $25 per day beginning on Day 11
 Maximum Fine: $500 per lease term
Repeat Violations (same Lot/Unit within 12 months):
 Second offense: $250 flat fine
 Third or subsequent offense: $500 flat fine

Owners remain fully responsible for compliance regardless of whether a rental company is
utilized.

If you have already submitted your lease, no further action is required at this time.
